Abstract

A fast-growing population in the city and the government policy aimed at increasing the housing supply for enhancing the people’s living standard has resulted in creating the apartment as a typical housing model in our nation. However, the policy focusing on enhancing the land use efficiency or economic efficiency failed to satisfy the user’s needs in terms of housing quality. In line with improved living standard, the resident’s needs for expanding the substantial living space and the balcony in a bid to maximize the space have been increasingly growing, and consequently, balcony expansion has been legalized, beginning in January 2006. Though the expanding the balcony provides the residents with the benefit of upgrading the living standard, it also has brought about some problems. But the builders, instead of letting the users know about the potential problems, rather require the users to mandatorily accept the expansion for the sake of their convenience only. The study was intended to investigate the status of expansion of balcony in a tower-type and plank-type apartment building, and the status of the residents living on an expanded balcony and non-expanded balcony to identify whether or not the expansion met resident’s needs, and finally, after identifying the problems associated with the balcony expansion, a comparison and analysis with the existing balcony were conducted. Through the face-to-face interview, the survey of user’s satisfaction level on entire balcony and the details thereof was conducted. And as a result, the level of satisfaction appeared to be highest with the balcony expansion on a plank-type apartment building, while the tower-type indicated the lowest level. Particularly, when it comes to the tower-type, those satisfying or dissatisfying appeared to be significant. While the space, daylight or view from the window were generally acceptable, others such as the temperature in winter, size of balcony, performance and drainage noise were not acceptable, but caused more complains than other cases. When asked about the need of balcony, 75% responded positively, and when analyzing the response by type, 81.82% of the users answered acknowledging the need of expansion at tower apartment, though they are living without the balcony. And when asked if they were willing to expand the balcony, 73% of the respondents answered they wanted balcony expansion or partial expansion. In case of tower type, the number of rooms was reduced, while the plank type wanted to expand to the living room. In the wake of surveying the awareness of the problems associated with the balcony expansion, 76.47% of people living on a non-expanded at the plank type answered they knew about the problem, while 54.54% and 51.51%, respectively, of those on an expanded balcony atthe tower type and plank type answered yes, indicating around the half were aware of the problems. They said they have heard mostly through the mass media, neighbors or friends. As a result of reexamination of the status on balcony expansion after letting them know about the problems found through the existing studies, 73% who wanted the expansion or partial expansion was reduced to 59% and in case of tower type apartment building, 87.88% of those who wanted a full-scale expansion was changed to partial expansion or non-expansion. The number of rooms found as a result of previous survey was reduced to 33.12%, which indicated many changed their mind not to expand after hearing about the problems. The survey of the balcony expansion has brought about the conclusion as follows. First, when it comes to the need for expanding the balcony, the need for expanding the balcony at the tower type and by the spouse appeared to be high. That is, they were in need of the space that functions the balcony. Second, in the process of housing procurement in the future, the builders are needed to explain the potential problems to the users for their determination. Third, the type of balcony which the users wish to have shall be identified to provide the users with a broad range of options, and the builders shall seek the measure to deal with the problems resulting from the balcony expansion. As a result of reviewing and comparing the balcony expansion at the tower type and plank type apartment, users’ satisfaction and problems with the balcony use and expansion could be identified. Further efforts to examine and improve the problems are expected to make commitment to providing a better balcony space in the coming days.
