- This study focuses on the social reasons such as the family size and demographic structure changes in recent years. The demand for one person households and small houses has increased. According to data, one person households will also become the main demographic type in the future. The government has increased policy support. However, because of the small size and narrow space, small apartment can not bring people comfortable living environment. At the same time, there are social problems such as interpersonal marginalization and loneliness. With the advancing of the times and the change of housing form, we strive to solve the problem of living and experience of one-person family, and a new residential model of shared housing was born.
First, this study investigates the population growth rate of one-person households in Korea and Japan in the past 20 years as the research background, investigates the main population structure in the future, and understands the composition of the mainstream population in the future. According to the census results of the Korea and Japan Statistics Agency, the rate of increase in one-person households in South Korea has tripled in 20 years, and one-person households in Japan have almost accounted for more than one-third of the population. Behind the growth of these population data, the birth rate in the past 20 years has been increasing slowly, and some areas have also shown a negative population growth pattern. The increasing trend of one-person households is not only a phenomenon in Asia, but also a global population problem. The development of science and technology has not only brought us rapid development, but also brought certain influence to our lifestyle and residential morphology. This research combines the structural characteristics of the one-person family in the new era of the 21st century and the new housing model for research and analysis.
Second, this study conducted a preliminary study on the definition of shared houses. The survey results show that shared housing can be divided into two types: share house and co-living house. A comprehensive comparative analysis of the way of life collaboration, space composition, operation methods, housing ownership, and construction methods is carried out to find the type of shared housing suitable for the youth. The common territory, public territory, and private territory in the space field correspond to the shared, public, and personal spaces in the shared housing. Based on the preliminary research on the characteristics of the three spaces, 4 items are derived from each part, which is the basis of the theoretical evaluation of this research.
Third, With the growth of people's life span, the definition of youth is gradually changing with the economic and social and cultural background of the times. Based on the results of the general population survey report of the Department of statistics, we select the youth aged 20-39 as the age range of this study. At the same time, they are also the group with the greatest economic pressure and living pressure. In the face of rising house prices, the living cost of the youth group is also rising. The influencing factors for young people to consider housing include cost-effectiveness, indoor environment, convenient transportation, management services, etc. Therefore, the housing needs of the youth in this study are sorted out as follows: traffic demand, consumption demand, housing demand, social communication demand and safety demand. Combining with the current distribution characteristics of the single-person households of young people, analyze the spatial characteristics and housing needs of young people in the following case studies.
Fourth, the case investigation object of this study is a house with more than five people living together, with a house area of more than 150 square meters. The theme of this study is to analyze the proportions of the spatial characteristics of the house from the perspective of sharing, public, and individual.
Fifth, based on the case analysis and investigation, through the analysis of space characteristics, housing needs, and types of shared housing, foreign shared housing not only emphasizes "sharing", "community", and "groups", it also attaches great importance to personal space. The shared housing in South Korea emphasizes additional conditions such as "cost-effectiveness", "traffic circle", "shared community", "service" and age income restrictions for residents.
Through the comparison of spatial characteristics, this study divides the spatial structure into three parts: sharing, public and individual. There are four evaluation items for each spatial type. Comfort and convenience are the most influential factors in data, and privacy is the first influencing factor in personal space. Young residents pay more attention to the geographical location and business circle, followed by consumer demand and the perfection of residential facilities. In addition to the physical and psychological aspects of the spatial attributes and the composition of housing, this study divides the types of spatial characteristics of shared housing. The results are as follows: the structural characteristics of housing from small to large are independent, decentralized, shared, open and social. This study explains this. The characteristics of the house will change with the relationship between people, space and house and its use. The living problems of the youth and the development of the house will make the structure and characteristics of the space more humane. This will help to improve the residential environment of the youth and enhance the happiness of life. The significance of the research on the spatial characteristics of space composition is that when planning the space plan, attention should be paid to the privacy and living area of the personal space, and the comfort and convenience of public facilities should be paid attention to in the public space. The shared space should pay attention to accessibility and life collaboration. In terms of supply and demand in the market, a more rational space composition can increase people's living experience. This has a certain significance and value in the spatial planning of shared houses. This study analyzes the spatial characteristics and spatial composition types of shared housing, and divides the current spatial composition types of shared housing, which has certain significance and enlightenment for the future development of shared housing and diversified housing mode.
