An Exploratory Study about Location Power Rank
Influencing Business Performance on Luxury Hotel in Busan

Abstract

Location is one of the most decisive elements in the success of hotel business. Simultaneity of hotel product is the reason for this. Location dependency of hotel business is higher than any others. Average room rate, inflow of customer, and level of target market live up to the location requirements in hotel business. Location in hotel business is known for a single key consideration in the hotel business success. This study explores the rank order of the influential powers to operation income per square meter in terms of location factors including human and transportation traffic, residential area, entertainment and commercial area, enterprise area, and tourism and natural attractions.
The validity of operation income per square meter is reviewed by the actual financial data of currently operating hotels in Busan provided by KISVAULE Ver. 3.2. The validity of the hotels' performance is established. The sampled data are collected from the employees currently working in six five-star hotels operating in Busan. Kruskal Wallis and Friedman test are employed to test this study.
Test results indicate the following. The financial performance of the representative and sampled hotels is most explained by the power influenced in transportation and residential area. That of the sample is second most explained by those influenced in human traffic, entertainment area, and tourism attractions. Central and dining facility commercial area, enterprise area, and convention area are thirdly ranked considerations for explaining the financial performance of the sampled hotels.
This can attract hotel management to forecast the financial results by verifying financial performance determinations influencing in terms of the rank order of the hotel locations. Recognizing the important concept of the hotel's location and impact on business performance will suggest theoretical implications to future development of new hotels and operational implication on location analysis.
