The Effect of Apartment Complex Characteristics on the Price of Apartments
;The Case of Nam-gu, Busan

Abstract

First of all, existing research data for the changes of apartment price was investigated and arranged systematically. And, current situation was grasped and then, this research intends to draw and arrange improvements of apartment price analysis in the future.
The factors which make an effect on the increase of apartment price were selected greatly by 7 factors (number of complex houses, year of move-in, construction ability(brand), reconstruction, influence of station influence area, degree of slope and preference by areas(buildings)). And, for the analysis, visual and spatial approach was suggested by drawing the process analyzing attribute information and relative analysis for each factor, not simple expression of numerical value so as to improve effectiveness of analysis.
This research intends to standardize forms of the survey on apartment complex preference by stages, investigate preference of apartment complex, express it with objective numerical values and suggest new approach making effective data.
As the result of positive analysis by comparing data of 2008 with data of 2012, this research intends to prepare the criterion of statistical judgement for suitability or usefulness of analytic model.
First, existing research data for the changes of apartment price was investigated and arranged systematically. And then, improvements for analysis on apartment price in the future were drawn and arranged.
Second, factors making an effect on price increase were greatly selected by 7 factors so as to make several informations for the changes of apartment price to reliable data. And, it suggested visual and spatial approach and method to improve effectiveness of analysis by drawing the process to analyze attribute information of each factor relatively, not simple expression of numerical value.
Third, forms of the survey on apartment complex preference were standardized by stages, preference of apartment complex was investigated, it was expressed by objective numerical value and new approach making effective data was suggested.
Fourth, this research made it possible to approach information which can make a rapid and accurate judgement so as to utilize data of apartment price and apply for data analysis and trade. As the result of positive analysis comparing the data of 2008 with the data of 2012 based on it, statistical criterion of judgement could be prepared for suitability and usefulness of analytic model.
Fifth, this research classified factors which make an effect on the changes of apartment price by forms, analyzed detailed factors for the changes of apartment complex price with position based combination supported by GIS(Geographic Information System) for factors of each form, analyzed preference pattern of apartment purchasers, established the model suitable for it, drew results of verification through the multi regression analysis and suggested effective method preparing synthetic foundation for improving application and rationality as a support index for improving apartment brokerage work.
