- Abstract
- I have conducted actual case study and have examined in order to find out correlation between architectural characteristics and price formation of apartment buildings. The object buildings were about 130,000 households of apartments located in Nam-gu, Suyoung-gu, and Haeundae-gu of Busan region. Architectural characteristics of apartment building were limited to unit area per household, years of passage, and numbers of the highest stories and I have tried to find out the degree of these characteristics relating to the price formation posted in daily newspapers. It is believed that these study results will provide data that can contribute to the planning of housing unit area and number of household in the apartment development project of the future.
Summary of the study results is as the follows.
(1) Formation of market price of apartments can be regarded to be initiated by the preference of customers according to the market principle. Therefore, in planning the development of apartments, it is very important to find out correlation elements between the characteristics of buildings and formation of market prices. The results of case studies analyzed in this viewpoint, the size of housing unit area, years of passage, and numbers of the highest stories showed mainly meaningful correlation in the formation of market prices.
(2) Composition ratio per the size of housing unit area was very high in 72.7%in case of PY 20∼30 types and the formation of market price was high in case of over PY 40 types.
(3) Within the same complex, in case of high total composition ratio of the combination of area per housing unit and the number of households showed the characteristics of forming higher transaction price per unit area. That is, even though the composition ratio of the number of household was low, market price per unit area was formed at relatively high when total area composition ratio was high.
(4) Seeing as a whole, correlation coefficients between the market price per unit area of apartments and years of lapse, the number of the highest stories, and the number of household showed very low level in each 0.12, 0.17, and 0.09 respectively. This result is believed to be because total number of households of investigation was analyzed as a limited variable and it can be interpreted as other elements among the characteristics of buildings contribute to the formation of market price.
