민간건설공공임대주택의 주거환경과 거주 후 평가에 관한 연구

Abstract
This study aims to analyze characteristics of public rental housing built by private companies and provide assessments that residents gave after residing in there. Satisfaction levels were researched using evaluation indices made based on basic theories on housing environments and prior researches
on rental houses, targeting residents in public rental housing in J District, Gimhae New Town. Moreover, it aims to provide basic data to future construction plans, considering characteristics of residents living in public rental housing built by private companies by figuring and analyzing residents’ opinions and intentions. Following are the research findings. First,horizontal distributions in consideration of the number of people in a household should be realized and residents should be allowed to select a unit that suits residents’ characteristics and preferences by providing various
housing units. Moreover, necessarily, residents’characteristics must be fully considered. Second, the quality of finishing materials and furnishing must be enhanced so as to raise residents’ satisfaction levels on interior finishing. Moreover, it is required to be equipped with proper soundproof facilities. Third, since people tend to consider public rental housing as a place to livein temporarily before purchasing a house, I think it is necessary to take
storage space into full consideration, such as built-in closets, in consideration of residents who plan to move out. Fourth, concerning satisfaction levels on environments of housing complex, it is necessary not only to acquire and provide enough places for relaxation and landscaping but also to take later circumstances into full consideration. Fifth, social exclusion and anti-social behaviors that are considered as general problems that rental housing have were shown to have no problems comparatively. And, it was found that factors that would reduce social exclusion that residents living in rental housing that will be provided in the future may go through must be fully considered. However, it is difficult to say that the research represents opinions of residents living in public rental housing built by private
companies that scatters nationwide. So, it is necessary to acquire objectivity by adding more case studies and make assessments by dividing evaluation indices on assessments after residing in more detail. Moreover, it is required
to acquire objectivity by doing repetitive and continuous researches on residents’ attitudes for further studies. Thus, if studies that contain more extensive and quality analyses, overcoming the limits of this study, they could be used as important data that truly contribute to stabilizing housing
environments of the middle to low income classes.
