베트남과 한국의 고층아파트 공간구성의 비교분석

Abstract

Nowadays, with the governmental open-door policies, Vietnam welcomes all foreign investors who intrinsically concern and have interests in investing in this developing country. Especially in real estate area, among of investors from over the world, Korean, Japan and American are the biggest and the most potential ones. They have enormously funded mainly in Hanoi capital and Hochiminh city, which not only are considered as future megacities but also offer rather convenient environment for foreign investors. At the conference about trade relation between Korea and Vietnam in November 2010, Vietnam highly appreciated the crucial and pivotal role of Korean cooperations. They are currently launching 61 properties projects (approximately USD 21 billion), many of which are high-rise apartments designed and constructed by Korean groups and architectural offices. Nevertheless, a question is apparently aroused : After moving to these apartments, do all the users feel comfortable and satisfied with the space organization? As the matter of fact, when designing apartments, architects have to take carefully consideration and deeply understand about life conditions and the manners of household including in culture, society, climate, design criteria, etc, as they differ from country to country. Based on the above issues, it seems necessarily to carry out a study on the different aspects in space organization at high-rise apartment in both Vietnam and Korea. In this study, the apartments built after year 2000 in Hanoi, Hochiminh city and in Korea will be applied and perused. Throughout the analysis and comparisons about apartment's floor plan, factors of public and private space, internet information and questionnaire survey, we could partially understand the characteristics of apartment space organization in each regions as well as gradually highlight and comprehend some both rational and irrational points applying in apartments previously designed by Korean architects in Vietnam. This study consists primarily of four steps: Firstly, it introduces the factors affecting on the living standard through an analysis of some aspects such as cultural, social differences, natural conditions and characters of apartments in Vietnam and Korea. In the next step, basing upon the studied literatures, documents and actual projects in Vietnam and Korea, the different points in high-rise apartment space organization will be pointed out, analyzed, compared and organized. Although our cultures basically originated and are affected by oriental culture, they still possess a plenty of distinguished features. Hence, there are obviously differences in space organization method in two countries. By this stage, the spaces in apartment will be divided into public space, private space and exterior space in oder to find out the distinctive points. The third step is aimed at delivering questionnaire survey to vietnamese residents in order to collect their various comments and opinions about some selected representative apartments designed by Korean architects in Vietnam. Then, the positive and negative points in these designs will be found out. At the last stage, from the results of the survey, along with the previous comparisons and analysis, several proposals and recommendations of suitable method in the high-rise apartment space organization in Vietnam condition will be put forward. The results of this study might be in some way useful for ideas exchange between the two regions. Whilst korean architects could take advantages in understanding more about vietnamese culture when they design apartments in Vietnam; vietnamese architects could approach and perceive some benificial practical points in space organization of korean apartments which can be applied in Vietnam environment.
